4 modern houses with their floor plans with results you'll love

Here at homify we get to take a look at a lot of fabulous homes, with impressive facades and stylish interiors, but rarely do we get an insight into exactly what the architect had in mind at the planning stage. In today's article we're going to be taking a look at the plans these architects were working with to gain a unique insight into the creative process of our homify professionals. 

These four examples look amazing, with modern designs that maximise space and functionality, while also providing a great canvas for the interior decorators to come in and work their magic, and we get to see it from start to finish!

We hope these plans inspire you to consider construction on your own home, and stimulate your creativity when it comes to how to design the home of your dreams.

1. Home #1—the upper floor plan

As we take a look at the plan it's obvious how much effort has gone into arranging this home perfectly. Every piece of furniture in the bedrooms has been preconceived, and arranged according to function and form. 

The bedrooms are arranged around the sides of the house, with an opening to the first floor living room in the centre. This allows for maximum light and air flow in the living room, and creates a sense of spaciousness in the home.

2. A two-storey house with a dreamy interior

Interior architects Mariangel Coghlan designed this home, and as you can see the results are spectacular. A simple design, essentially square if you include the patio, this home is spacious, modern, and highly functional.

The lower floor plan

Here we see the plan for the lower floor. Note the grand piano; it's a great idea to consider large items like these before you start moving anything into your home to ensure that you have plenty of space, and that it will look great. 

The plan is open, with living spaces separated by functionality rather than walls. This is a simple, but very modern design that will help you to plan your own home!

The final product

And now we see the payoff. We can see the grand piano, which has its own designated space that doesn't overwhelm the room, including two chairs for the audience. 

We can also see how effective the open spaces are, with clear delineation in what is essentially one large open space. Leaving the upstairs office open to the living areas makes this space feel huge!

A view to the outside

Here we can see how the exterior blends with interior, providing a fantastic design aspect that allows the surrounding environment to contribute to the decor. And with views like this we're not surprised; this sun-drenched home looks amazing!

2. A fully equipped family home

This stunning family home is designed by Bravo Design and located in Barcelona, Spain. The plans on the right give us a sense of what the architects were aiming for. It's an uncomplicated and compact plan that manages to fit in everything you need for the perfect family home, with social spaces on the first level, and private bedrooms on the upper level. 

On the left we see 3D rendered images of what the house should look like when it's completed, both on its own, and importantly in the context of the street. So let's see how they did!

The result

What a great job! We can see some small changes, such as the colour palette, which has been reimagined with a lovely brick look that better fits with the neighbourhood. 

However this traditional touch does nothing to take away from the modern style, with its simple lines, glass balcony and the ultimate luxury item, a swimming pool. This home is ready for a family to move on in!

3. A small apartment that's perfectly arranged

Now let's take a look at the work of firm Matins Lucena who have used colours to distinguish between the living areas, bathrooms, and utility rooms. Featuring no less than three bathrooms, including an ensuite for the master bedroom, this home fits in a lot without wasting any space. 

There is a clear continuity to the plan, with the living areas fronting the home, allowing for privacy in the bedrooms.

An open plan

Here we can see the open plan living room and dining room area. This is a great idea in a smaller home, as separating each room with walls can feel claustrophobic and oppressive. 

The arrangement of the furniture delineates function, so that there is air circulation and light throughout the house.

Everything in its right place

Here we can see that there is a unified sense of space, with visual communication to allow the residents of this apartment a sense of social living. 

Every inch has been accounted for when considering the furniture, with just enough room for everything to fit without feeling cluttered or tight.

Looking out to the balcony

The balcony is an important consideration, and here we can see how the living space has been arranged to make the most of the natural light flowing in through the sliding doors. The other great thing about this arrangement is that if you have guests you can spread them throughout the home, both indoors and out, without cutting people off. 

The sofa is light and bright to match the walls, but is balanced out by the more sophisticated and rich hues of the coffee table.

4. A highly functional mini apartment

Architectural plans are often a collaborative effort between the client and the firm. The clients express their desires for the home, and the architects use their expertise to design something that fits the bill. So get in touch with our homify professionals to start planning your own home!

In this design by AUNO50 we can see that collaborative process, with the original floor plan of the apartment, and then a revision, which while based on the original design, will require some small changes to the construction. The shape of the floor plan has been altered to simplify the arrangement and shape of the rooms in the home, which is really important with a limited floor area. Look at how the L shaped room at the entrance has been altered to allow for a larger square bedroom in the bottom left corner.

Predicting the results with 3D rendering

Today's designers and homeowners are lucky to have easy access to the advanced technology of 3D rendering to really get a sense of what a home will look like before it's constructed. Much more accurate than architectural sketches, these 3D images can also include the decor, furniture, and materials, as well as studying the way the light will play on the surfaces. Looking at this image we can already tell this apartment is going to look great.

Now for the actual result

However 3D rendering still won't look as good as the finished product! We just love seeing how this trendy home has been realised, with details like the concrete foundation looking far more homely, while retaining the industrial edge that made it look so cool in the design. The brick pattern on the wall has been upgraded, and that kitchen looks so futuristic!

The inspiring living room and kitchen

This picture, from exactly the same angle as the 3D rendered image, really drives home what a fantastic job they've done completing this project exactly as planned. The dining room table is tucked neatly behind the couch and visually connected to the kitchen, and the overall aesthetic is sleek and contemporary.
